Union Pacific to Develop 2,000-Acre Rail-Served Industrial Park in Texas

Union Pacific Railroad announced the development of Mainline Texas Industrial Park, a 2,000-acre master-planned industrial project located outside Houston, designed to deliver advanced logistics connectivity and direct access to Texas’ fastest-growing markets. The initiative reinforces the company’s strategy to attract transportation-intensive industrial investment and strengthen regional supply chains.

Strategic Connectivity and Access to Key Markets

The park is located along Union Pacific’s main rail line, with direct access to U.S. Highway 90, Highway 36, Spur 10, and Interstate 69, enabling efficient distribution to Texas’ major population centers and industrial corridors. Its location also facilitates connections to key international gateways such as Laredo, Eagle Pass, and El Paso, critical nodes for cross-border trade with Mexico.

From a business standpoint, this infrastructure significantly expands market reach, allowing companies operating at the site to access more than 25 million consumers within a 250-mile radius—an essential advantage for manufacturing, logistics, energy, and trade-driven operations with regional and binational scope.

High-Performance Industrial Infrastructure

Mainline Texas Industrial Park includes 1,300 acres of rail-served land and 700 acres designated for non-rail industrial and commercial use, with development potential exceeding 20 million square feet of Class A facilities. The site integrates railcar storage capacity, on-site water and wastewater treatment systems, regional drainage, and access to high-capacity gas infrastructure, positioning it competitively for large-scale industrial projects.

According to Kenny Rocker, Executive Vice President of Marketing and Sales, the project represents a clear commitment to customer growth: “It allows companies to operate close to the state’s largest concentration of population, industry, and commerce, while creating real expansion opportunities by planning alongside our customers for the future.”

The development aligns with a broader business trend favoring rail-served locations, logistics resilience, and environmental efficiency, as rail transportation continues to be one of the most sustainable freight solutions for long-term industrial operations.

With this project, Union Pacific strengthens its industrial real estate portfolio and reinforces Texas’ position as a national and international logistics and production hub—at a time when site planning and connectivity are defining factors for business competitiveness.
