SEGUIN, Texas — Anew industrial development is taking shape in Seguin, creating additional space for manufacturers, suppliers and businesses expanding along the Interstate 10 corridor.

Partners Development has broken ground on Seguin Commerce Park,an eight-building project at North Heideke Street and Freeport Way. The completed development is planned to offer 234,600 square feet of industrial space, with access to I-10, State Highway 123 and State Highway 46.

The first phase includes two40,000-square-foot buildings, with delivery anticipated in May2027.The groundbreaking was held alongside the Seguin Economic Development Corporation, following Partners Development’s acquisition of the approximately20-acre property in February 2025.

“This project is an exceptional addition to the Seguin region because it provides much-needed flexible industrial space to support our growing market,” said Alora Wachholz, executive director of the Seguin Economic Development Corporation.

Buildings will be available for sale or lease, with individual facilities ranging from approximately 17,000 to 40,000 square feet. Planned features include 25-footclear heights, substantial electrical capacity, loading access and secured-yard options. Buildings 1 through 6 will be crane-ready, while later phases can accommodate larger customized facilities.

The project adds to Seguin’s industrial investment pipeline, which includes Ranch Hand’s planned manufacturing facility and KTH Parts Industries’ planned automotive manufacturing investment.

For South Texas manufacturers and suppliers, developments such as Seguin Commerce Park expand the options for establishing or growing operations near major transportation routes. By adding adaptable industrial facilities, Seguin is strengthening its ability to accommodate business expansion and support the region’s continued manufacturing growth.
