Majestic International Trade Port by Majestic Realty to Welcome MasterBrand in Pharr, Texas

Majestic Realty, the largest privately-owned industrial park developer and property owner in the United States, is set to welcome MasterBrand at its Majestic International Trade Port industrial park, located in Pharr, Texas, within the Rio Grande Valley region.

Excavators are already at work at the corner of Veterans Boulevard and Hi Road in Pharr, where the new industrial building, spanning one million square feet, will house MasterBrand’s operations.

Founded by Edward F. Roski in 1948, Majestic Realty has established itself as a leader in industrial development, boasting a portfolio that currently spans over 87 million square feet of industrial space.

Majestic International Trade Port is an industrial park that will cover 600 acres, developed through a phased master plan, strategically located at the intersection of Military Highway and San Juan Road.

The park’s world-class design offers direct access to key infrastructure, including the future State Highway 365 toll road and the Pharr International Trade Bridge, the only commercial bridge in the region with two-way traffic. This industrial park will provide state-of-the-art manufacturing and distribution facilities, ranging from 100,000 square feet to over one million square feet.

Less than five miles to the south, the park will have direct access to Reynosa, Tamaulipas, Mexico, home to over 400 manufacturing plants occupying more than 30 million square feet of industrial real estate.

To the north, the development connects with Highway 281/Cage Boulevard, which transitions into Interstate 69, one of the most efficient distribution corridors in the United States.

Strategically positioned next to the Pharr International Bridge, the park also benefits from swift access to the only two-way commercial traffic route in the Rio Grande Valley, along with the Free and Secure Trade (FAST) program, which expedites low-risk shipments entering the U.S. from Canada and Mexico.

Majestic International Trade Port will also offer direct access to the only truck exit from the Border Safety Inspection Facility (BSIF) into the U.S., where the safety and weight compliance of commercial vehicles are inspected before they enter the country´s highway system.

Furthermore, the park will have access to the Overweight Corridor and the upcoming State Highway 365 toll road.
