FORUM CRE strengthens Laredo’s logistics sector with new cold storage facility opening

FORUM Commercial Real Estate (FORUM CRE) has announced the successful grand opening and lease completion of a 61,218-square-foot temperature-controlled facility in Laredo, Texas, marking a new milestone for the region’s expanding cold chain logistics industry. The property, located at 10228 Crossroads Loop, is managed by Merlin Management Co. on behalf of Northwind Development Ltd., and leased to Kotick Cold JVLLC.

Expanding cold chain infrastructure in South Texas

The new facility — officially inaugurated during a ribbon-cutting and blessing ceremony attended by partners, investors, and community leaders — represents a major addition to Laredo’s logistics infrastructure. Designed to handle high-volume refrigerated operations, the site strengthens the region’s capacity to support cross-border food, produce, and temperature-sensitive product distribution between Mexico and the United States.

Carlo Molano Longoria, who led the FORUM deal team, emphasized the company’s dedication to advancing projects that stimulate regional investment.

“We are proud to support the launch of Kotick Cold’s first distribution center,” he said. “At FORUM CRE, helping innovative companies establish and grow their presence in key trade corridors like Laredo is central to our mission.”

Collaboration driving regional growth

The facility is operated by Kotick Cold JV LLC, whose partners highlighted the project as a symbol of teamwork and community progress. The grand opening celebration brought together local stakeholders to recognize the project’s role in creating new business opportunities and expanding the regional logistics ecosystem.

With its strategic location near major interstate routes and international bridges, the new center reinforces Laredo’s position as the leading U.S.–Mexico trade gateway, where specialized cold storage facilities are increasingly essential to meet nearshoring and export demands.
