The prominent real estate brokerage firm, specialized in site selection for businesses, is projecting a strong close to the current year—surpassing even the absorption levels of 2024—according to FORUM CRE President, Carlo Molano.


While 2025 began with some investor caution due to the current political and economic climate between Mexico and the United States, the outlook for the coming months is positive, with expectations of new expansion projects and company installations throughout the region.


“We believe this year will outperform 2024 in terms of absorption. It will be a year that starts slowly—similar to how 2024 ended—but it will be the opposite of last year: a soft beginning with a strong finish, likely surpassing last year’s numbers,” said Carlo Molano.


FORUM CRE has solidified its role as a key contributor to industrial growth in Texas, Tamaulipas, and parts of Nuevo León by supporting companies in their establishment process with strategic real estate solutions. The firm also addresses challenges stemming from potential shifts in tariff policies that may affect the sector.


Molano remains optimistic about regional growth, particularly in the South Texas Region. “There’s a lot of development coming. Political issues have delayed several projects due to tariff concerns, but we believe that’s going to be left behind. Companies will soon start making decisions to move forward and lease space,” he emphasized.
