Pharr Expands Industrial Footprint: New Parks and Strategic Growth Opportunities for Investors

The industrial park offering in Pharr, Texas, has surged by 133% this year, growing from six to 14 parks and encompassing over 12 million square feet of available space to accommodate various industry sectors.
“No other city in the region is growing like Pharr. We want to invite investors to explore everything we have to offer. Here, they can develop their logistics, distribution, and manufacturing projects,” stated Janie Cavazos, Property and Business Development Manager at Pharr Economic Development Corporation (Pharr EDC).
She emphasized that one of the key competitive advantages of these parks is their strategic location and proximity to the main communication routes of the Rio Grande Valley and the Pharr International Bridge, optimizing cross-border trade and logistics operations.
The newly added industrial parks include Cross Border Park, BAHN Industrial Park, Majestic International Trade Port, Pharr International Industrial Park, Pharr Produce Park, United Produce Park, Queenstown Park, and Steward Cold Storage. Each development offers unique features and can be customized to meet client needs. For example:
- Cross Border Park: A 27.98-acre development located between E. Pecina Road and S. Veterans Blvd.
- BAHN Industrial Park: Spanning 76.8 acres, located at 890 E. Military Highway.
- Majestic International Trade Port: Covering 600 acres at Military Highway and San Juan Road.
- Pharr International Industrial Park: Encompassing over 113 acres along Las Milpas Rd.
- Pharr Produce Park: A 60-acre facility on W. Hi Line Rd.
- United Produce Park: A 14-acre park at Veterans and Hi Line Rd.
- Queenstown Park: Covering 26 acres and over 142,000 square feet between E. Las Milpas Road and S. Veterans Road.
Pharr EDC offers guidance to any investor interested in utilizing these parks, Cavazos added.
Currently, Pharr is home to six operational industrial parks: Capote Industrial Park, Keystone Business Park, Monarch Business Park, Pharr Bridge Business Park, Pharr Industrial Park, and Pharr Produce District. Expansion is also underway at Capote International Business Park and Pharr Bridge Business Park.
